Preparation Gets Results

As the Scottish housing market continues to go from strength to strength and return annual house price increases that leave England, Wales and Northern Ireland standing, it’s good to note activity levels are buoyant in the Scottish Borders – and producing some remarkable results. However, a property sale recently concluded by BSPC member firm Hastings Legal, proves remarkable results are best underpinned by preparation.

Knowing they would be looking to sell in May this year, the owners of a detached cottage near Kelso contacted Suzanne Gray at Hastings Legal in Kelso last autumn for a valuation and advice. As they were planning to buy prior to selling - and empty properties are an athema for photography/marketing/ purposes - the cottage was professionally photographed on a good day last year for use later.

Given the green light, Ron Hastings visited the clients (going back a second time with Cathy Copson, Hastings’ relocation specialist) and the cottage went on the BSPC’s website as a New on Market property on a Friday afternoon. It was spotted straight away by an interested purchaser moving from London, who viewed it on the Sunday; more viewing requests were made on the Monday; the first viewer came back with an offer on the Tuesday – and because everything had been set in place and carefully planned ahead of going to market, the sale was concluded the following day – around 5% over the Home Report Valuation.

“The benefit of early planning and preparation – and selling with a solicitor estate agency that can manage and steer a sale from start to finish - should never be underestimated,” says Ron Hastings.
